Why moss is a Cowichan Valley problem specifically

This valley sits in the Coastal Douglas-fir zone, and the winters here are long, mild and wet rather than cold. That combination is close to ideal for moss. It is not a sign that anything has been neglected — it is what happens to a north-facing roof under a fir canopy on this part of the Island.

What varies is how fast. A shaded lot in Maple Bay under a full canopy and an open acreage in Cobble Hill are the same trade and a completely different pace of regrowth, which is why we would rather look at a property than quote from a description.

What we will not do to your roof

We do not pressure wash asphalt shingles. Ever. A shingle is protected by a layer of mineral granules bonded to its surface, and a pressure washer takes those off along with the moss. The roof looks dramatically better the same afternoon and then ages years faster than it should have.

Moss on a shingle roof comes off by hand — plastic scrapers and soft brushes, worked down-slope so the shingle edges are never lifted against their overlap. What cannot be lifted off gets treated so it dies back and weathers away over the following months. That is slower and it is the method that leaves you with a roof.

Driveways and walkways are the opposite case, and it is worth being clear about the distinction: concrete and aggregate can take pressure, and pressure is the right tool there. Pavers need more care, because too much pressure blasts the jointing sand out from between them.

Being straight about the result

A roof that has carried heavy moss for years does not look brand new on the day the work finishes, and we would rather say so up front than have you disappointed. The bulk comes off immediately; the treated remainder dies back and washes away gradually over the months afterwards. Staining where moss has sat for a long time may not fully lift at all.

The same honesty applies to how often it needs doing. Moss will come back on this coast — the question is only how fast, and the answer is set mostly by shade and overhanging branches. If cutting back a limb would do more for your roof than booking us again next year, we will tell you that.
