Moss Removal for Shawnigan Lake Homes and Cabins

Air around Shawnigan Lake stays damp. The lake keeps humidity in the basin, the Douglas fir cover is heavy enough that many lots see very little direct sun between November and February, and the ground under those trees never really dries out through winter. Moss does not need much more encouragement than that, which is why it turns up here on surfaces that would stay clear a few kilometres away.

A lot of horizontal surface under trees

Housing around the lake is a mix of original summer cottages and year-round homes, much of it right at the shoreline. The older places rarely have one simple roof. There is usually a low-slope or shed roof over part of the building, a lean-to across the porch, a bunkhouse or a shed, a boathouse down at the water and a deck or two in between. Low-slope surfaces drain slowly and hold debris, so that is where moss establishes first — often well before the steeper main roof shows anything.

Cedar shakes are still common on the older cottages, and they are the surface people most often damage trying to fix it themselves. Cedar holds moisture by nature and must never be pressure washed; neither may asphalt shingle, which loses its protective granules under pressure. Both get hand removal, a clearing of the debris that fed the growth, and a treatment. The dead moss then weathers off over the following months.

Shoreline lots and the shaded side

On a lakefront lot the trees are usually the whole point — privacy from the water and shade in August — so nobody wants them cut back to the roofline. That leaves roof edges sitting under overhanging limbs, catching needle drop all winter. Moss is worst on the north-facing slope, under those branches, and along the lower third of the roof where debris collects and stays wet.

The same litter fills gutters. A gutter packed with fir needles pushes water back under the roof edge and down the fascia instead of away from the building, and on a cottage with older trim that is where rot starts. Once moss is established on the shingles it also wicks water sideways under the course above it, lifting the edge; a cold snap and the freeze-thaw cycle levers it open further.

Steps, paths and windows on a closed-up cabin

Almost every lakeshore property has stairs and a path down to the water. Shaded, sloped and permanently damp is the exact combination moss and algae like, and on concrete steps or a walkway it becomes a slip hazard well before it looks bad. Those surfaces are worth dealing with for safety alone.

Windows on seasonal cabins are the quiet one. A building closed up from September to May grows moss in the frame channels and along the sills while nobody is there to see it. The glass is not the problem — the weep holes at the bottom of the frame block up, water sits in the channel with no way out, and the frame begins to rot from the bottom.
