Moss Removal for Chemainus Homes

Chemainus was built as a sawmill town, and the housing stock still shows it. The old townsite is close-packed, laid out above the water, and much of it is heritage-era timber housing that has been standing for around a century. Those houses were built with steep pitches, gables, dormers and cut-up rooflines. It looks right, and it is also exactly the shape moss likes.

Complex old rooflines hold debris

On a simple, uninterrupted roof, fir needles and maple leaf blow off. On a Chemainus heritage roof they do not — they pile in the valleys, bank up behind the dormer cheeks, and sit in the gutter line until they are wet compost. Moss establishes in that layer rather than on bare shingle. It is why growth on these houses is patchy and concentrated instead of an even carpet: it maps almost exactly onto wherever the roof geometry makes debris stop moving.

The mature trees through the old town push it further. The streets around the murals are shaded for most of the day, and shade plus a wet October-to-March stretch is the entire recipe. North-facing pitches and anything sitting under an overhanging branch are reliably the worst part of the job.

Working on an old roof as an old roof

Aged shingle is more brittle than new shingle, so moss is lifted off rather than scraped hard, and asphalt is never pressure washed. Pressure takes the mineral granules off the surface and costs the roof years, which is a bad trade against moss that can be removed by hand. Once the bulk is off, the roof is treated so the remaining growth dies back and weathers away over the months that follow.

Gutters on these houses are often long runs on old fascia, and they fill quickly with what comes down out of the valleys. When a gutter blocks, water backs up under the roof edge and runs down the fascia board — on a timber heritage house, that is how you end up replacing trim you did not plan on replacing. Clearing them out belongs in the same visit as the roof.

Ground and glass

The damp shaded conditions that grow moss on the roof grow it everywhere else too. Concrete paths, older poured driveways and brick or paver walkways along the shaded side of a house go green and become genuinely slippery through the winter. On a property where people walk the same path daily, that is a safety problem before it is an appearance problem.

Window frames deserve attention as well. On older wood and early aluminium windows the moss and dirt collect in the frame channels, along the sill and in the weep holes rather than on the glass. A blocked weep hole traps water against the frame, and trapped water against old timber starts rot.
